Green Lane, Bodmin

Project: GREEN LANE, BODMIN Client: Devon & Cornwall Housing Association Contract Sum: 1,280,000 14 Affordable Houses A small development of 10 houses and 4 flats. The site is a very restricted triangular shape. There is a railway to the North side and a steep level change on the South down to an adjacent housing development. Significant planting on the railway embankment had to be retained and reinforced with a substantial fence and retaining structure to minimise nuisance from train movements. The level differences along the Southern boundary were minimised by fences on gabions and planted embankments to mitigate overlooking into adjacent gardens. Further mitigation included the careful siting of dwellings and of first floor windows to avoid direct overlooking into neighbours. House types were designed to address planning concern to perpetuate the local render and slate palate of materials and vernacular aesthetics.
